MSC Consulting provided design and contract management services to McConnell Properties on the Addison Development at Papakura from its early development in 2003.
The Addison Development is a 1200 lot residential subdivision with a strong urban design component. In order to accommodate such a significant development on the greenfields site, a major upgrade of existing road and drainage infrastructure was required.
One such infrastructure upgrade undertaken by MSC Consulting was the implementation of the trunk stormwater line to serve The Avenues stage of the development. The Avenues consists of 278 residential lots with “at source” low impact stormwater treatment using a combination of raingardens and swales.
To provide an outfall for The Avenues stormwater drainage and to also serve the upstream catchment, a new drainage line was developed. 1800m of pipe ranging in size from 1350mm to 2300mm in diameter and up to 5.5m deep was constructed. Poor ground conditions, close proximity to an existing Watercare Services 525mm diameter line and a tight timeframe created a number of challenges for the MSC team.
Innovative use of factory-made integral pipe and manhole risers sped up the construction process as well as saving costs. In addition, the truck stormwater line crossed the Watercare Services trunk wastewater line three times, so careful attention was paid to bridging it to avoid surcharging the wastewater line.
In addition to undertaking the design of the line, MSC was responsible for tendering and construction supervision services for the $4 million construction contract. The construction works were completed two weeks ahead of programme and came in under budget.
During all stages of the work, MSC provided a high level of liaison with Papakura District Council (now part of Auckland Council) and Watercare Services.
