MSC Consulting provided resource consent, design and construction observation management and compliance services to Sunline Estates for its development at Takanini from 2009 to completion in 2015.
The Sunline Estates development consists of six stages totalling 164 lots. Stage 1 of the development was completed in 2011 and Stages 4 and 5 in 2014. The remaining stage was completed during 2015. MSC provided engineering design of earthworks, stormwater, wastewater, roading, water supply and services coordination. MSC also provided tender evaluation, construction observation and construction management services.
A low impact stormwater management system utilising raingardens, swales and recharge was incorporated into the stormwater design.
The site’s peat soils required light compaction techniques plus settlement and groundwater monitoring during construction as well as monitoring post construction.
Strong coordination of services was also required due to limited road reserve widths and yard dimensions.
Because of the very flat nature of the site, with grades typically of 0-0.5%, the engineers also had to take care to ensure earthworks were minimised.
